Managing & Maintaining your Investment

We will help you determine a marketable rental rate for your property and maximize rent rate potential.
ASSESSMENT OF MARKET CONDITION
We make sure the properties we offer are easy for tenants to find, utilizing the most advanced and innovative marketing tools available. We review and update our listings regularly to make sure they are consistent and up-to-date.
PROPERTY MARKETING
Our process evaluates tenant integrity and reliability to better protect your property.
TENANT SCREENING
We use the Georgia Association of Realtors lease documents, honoring applicable federal & state laws, code of ethics & fair housing criteria.
LEASE IMPLEMENTATION
Our property inspections ensure proper maintenance and care for your investment property and ensure good working order for tenants. We perform drive by exterior inspections 1-2 times per month and interior inspections twice per year.
REGULAR PROPERTY INSPECTIONS
We process rent payments on your behalf and work to ensure rent is paid on time each month.
RENT COLLECTION
Whether for regular upkeep or an unforeseen problem we can handle your maintenance issues. We have excellent relationships with several local contractors and can also research new vendors to find the best fit for the job.
MAINTENANCE SCHEDULING & SUPERVISION
We manage Security Deposits from acceptance through dispersal. We accept monthly rent payments, deducting management and maintenance costs, and disburse monthly statements to owners. At the end of the year, we will send the appropriate forms to property owners showing income and expenses, including a 1099 form.
